GLENDALE, AZ-Construction has been completed on the first of six medical buildings at Arrowhead Orchards with the rest of the $20-million project slated for completion by the end of next year. "We're very pleased with the way it turned out," Lawrence Grinnell, one of the developers with Double G Ranch, tells GlobeSt.com of the first phase of the project, a 53,441-sf, two-story, class A medical office building. Arrowhead Orchards, named after orchard groves that are indigenous to the Arrowhead area, will be comprised of twin office buildings along with six smaller structures set on 11 acres at 6320 Union Hills Blvd.

Constructed by Summit Builders and designed by David L. Schmitt & Associates of Scottsdale, the project is located adjacent to Arrowhead Hospital. It will encompass 124,000 sf of office space when completed. With an interior designed by GHI Designs of Scottsdale, Phase 1 reflects a European motif that is evident in its Tuscan-style windows and Spanish-style wood and iron accents.

Grinnell said the development's first phase already is more than 50% leased to several medical office users, including MedQuest, an Atlanta group that provides medical imaging services; Sonoran Labs, which has several locations throughout the Valley; and several smaller medical tenants. The remaining space is expected to be fully leased by the end of 2004, he said. Leasing of the office space, which rents at $27 per sf, full service, is being handled by Grinnell's son, Roy Grinnell, with Double G Ranch.
